Hardwood Floor Sanding

The Bona PowerDrive planetary sander handles the entire floor, flattening the surface and refining the scratch pattern across the open field. The Lagler Flip and Festool Rotex 150 handle the perimeter along the walls. All systems are paired with Festool HEPA vacuums, dust separators, and air scrubbers for a virtually dustless process.

Our sanding systems are connected to Festool HEPA vacuums and dust separators that capture the vast majority of dust at the source. We also seal off doorways and adjacent spaces. The result is a virtually dustless process compared to traditional sanding.

Solid hardwood floors can typically be sanded 5 to 8 times over their lifetime depending on the thickness of the wear layer. We measure your wear layer during the free assessment to confirm sanding is viable before committing to any work.

The Bona PowerDrive is a gear-driven planetary sander that sands the entire floor, getting within 1.5 inches of the wall. Its multiple heads rotate simultaneously in different directions, producing a flatter surface while removing less material per pass than a drum sander. Fewer than 2% of flooring contractors in the country own one.

No. You never have to leave your home. The work area should have minimal foot traffic during the job, and needs to stay clear when we are actively applying stain or finish and while those coats are drying. Outside of those windows, the rest of the house stays fully accessible. We will walk you through exactly what to expect at each stage before we start.

Sanding typically takes two days. Staining (if applicable) takes half a day, and finish coats follow on subsequent days. The full refinishing project is typically 4 to 5 days from start to finish.

Some engineered hardwood products can be sanded, but it depends on the wear layer thickness. We assess this during the free in-home visit and will tell you upfront whether sanding is viable or whether a different approach is more appropriate.
